Insurance in the Czech Republic: how to choose reliable protection for property, vehicles and business

Insurance in the Czech Republic helps protect not only property, but also the financial stability of an individual, a family, or a business in unforeseen situations. International Law Firm "Zahist" is a law firm with its own offices in six countries, including the Czech Republic, which enables us to understand the local insurance market firsthand.

Over years of practice, we have helped numerous clients navigate policy terms and avoid unfavourable contracts, so we select a solution that genuinely matches the client’s situation, rather than the first offer from a random agent.

Before taking out any policy, it is important to understand exactly what needs to be protected and against which risks, and only then to compare specific products by price and coverage terms. Our experience shows that clients who skip this step often overpay for unnecessary options or, conversely, are left without protection in a critical situation.

Main lines of insurance in the Czech Republic

The insurance market in the Czech Republic covers several major areas — from home protection to insurance of entrepreneurs’ professional activities.

  1. Real estate and property insurance — apartments, houses, and other property
  2. Motor insurance — compulsory and voluntary
  3. Life insurance — financial protection for the individual and the family
  4. Insurance for entrepreneurs and companies — tailored to the specifics of the business

Who regulates the Czech insurance market

The activities of insurance companies are supervised by the Czech National Bank (ČNB), which maintains a register of licensed insurers and monitors compliance with the rules for selling policies.

Before signing a contract with a little-known company, it is worth checking whether it appears in this register — a simple check that reduces the risk of dealing with an unscrupulous intermediary.

Where selecting insurance begins

The first step is to determine exactly what needs to be protected: housing, a vehicle, the family’s health, or business activities, and which loss scenario would have the greatest financial consequences.

The second step is to compare several offers on the same set of terms, not only on the final price, because differences in coverage exclusions are often more important than differences in the cost of the policy.

Our experience shows that it is at this stage that clients most often make a mistake by accepting an agent’s first offer without comparing alternatives.

Compulsory and voluntary motor insurance

Povinné ručení is compulsory third-party liability insurance for the owner of a motor vehicle. Since 2024, this type of insurance has been governed by Act No. 30/2024 Sb., which replaced the former Act No. 168/1999 Sb.

The statutory minimum payout limits have increased to CZK 50 million for bodily injury and CZK 50 million for property damage — a significant rise compared with the previous CZK 35 million.

Havarijní pojištění is voluntary insurance that covers damage to the owner’s own vehicle, including accidents, theft, and damage not caused by third parties. Unlike povinné ručení, it does not protect the injured party; it protects your vehicle specifically.

What to choose for Ukrainians with temporary protection

Holding dočasná ochrana status does not prevent taking out most types of insurance, but some companies request additional documents or a longer period of lawful residence.

This is especially true of life insurance for a large sum — the insurer is entitled to assess the overall level of risk, including income stability and plans for further residence in the country.

International Law Firm "Zahist" regularly advises Ukrainians specifically on these nuances — which insurance companies are more accommodating toward temporary status and which documents should be prepared in advance.

Real estate and household contents insurance

A real estate insurance policy covers damage to the building itself — walls, roof, and floors — while a separate household insurance policy protects furniture, appliances, and personal belongings inside the apartment or house.

Many insurance companies in the Czech Republic offer several packages with different sets of risks and limits — from basic cover for fire and flooding to extended protection against theft and natural disasters.

What real estate insurance usually does not cover

A standard policy almost always excludes wear and tear of structures due to the age of the building, as well as damage arising from a lack of timely repairs or clear neglect of the home’s maintenance.

Some risks — for example, flood or landslide — are often carved out as a separate option with an additional premium, especially if the property is located in a high flood-risk zone.

Before signing the contract, it is worth asking the insurer directly about the list of exclusions, rather than relying only on the general package description on the company’s website.

Life insurance: for whom it truly matters

Life insurance is primarily relevant for those whose income supports the family budget: the policy provides financial protection for loved ones in the event of illness, injury, or another situation provided for in the contract.

For the self-employed and entrepreneurs, such a policy can also partially replace the missing protection in case of temporary incapacity for work, which for employees is provided differently by the state system.

Other types of protection are also available

In addition to the lines listed above, travel insurance, accident insurance, legal expenses insurance, and other highly specialised products are available in the Czech Republic.

The specific package is selected individually depending on the client’s needs — there is no universal solution on the insurance market that suits absolutely everyone.

Insurance for entrepreneurs and companies

For sole traders (OSVČ) and companies, the set of risks is selected individually — depending on the type of activity, the presence of employees, equipment, and premises.

Our experience shows that entrepreneurs often underestimate professional indemnity insurance, although it is precisely this cover that protects against client claims arising from errors in services rendered or goods supplied.

For companies with employees, employers’ liability insurance deserves separate attention — it covers compensation for workplace injury and is usually compulsory from the moment the first employee is hired.

  1. Insurance of the company’s property and equipment
  2. Professional indemnity insurance
  3. Employers’ liability insurance toward employees
  4. Business interruption insurance in the event of force majeure

How the cost of a policy is calculated

The cost of povinné ručení depends on engine power, the region of vehicle registration, the driver’s age and experience, and the claims history under previous policies.

For havarijní pojištění, the value of the vehicle itself, the chosen deductible, and the list of included risks are additionally taken into account — from basic cover to extended protection against natural disasters.

In life insurance, the price is affected by age, state of health at the time of taking out the policy, the sum insured, and the chosen term of the contract.

Typical mistakes when choosing a policy

The first mistake is to take out a policy solely on the basis of the lowest price without reading the coverage exclusions, which are often hidden in the annexes to the contract in small print.

The second is to choose povinné ručení with the minimum liability limit, although the price difference between the basic and extended limit is usually small compared with the real risk of a major road traffic accident.

The third is not to review insurance cover after a change in life circumstances: the birth of a child, the purchase of new property, or the expansion of a business.

How we help select insurance

Our goal is not simply to arrange an insurance product, but first to understand exactly what needs to be protected and against which risks. Only then do we propose a suitable solution — insurance in the Czech Republic — taking into account the client’s real situation.

What happens when an insured event occurs

After an accident, theft, or other insured event, the client must notify the insurer as quickly as possible and provide supporting documents — a police report, photographs, and receipts for the damaged property.

The timeframes for reviewing an application depend on the company and the complexity of the case, but most insurers are required to provide a preliminary response within several weeks after submission of the complete set of documents.

Our experience shows that clients who keep copies of the contract and photographic records of their property in advance go through the payout procedure significantly faster than those who gather documents only after the incident.

If you are unsure which option is right for you, insurance in the Czech Republic is best discussed in advance with a specific specialist rather than relying solely on agents’ promotional offers.

Frequently Asked Questions

01 Who regulates the insurance market in the Czech Republic and how can you check an insurer’s reliability?
The activities of insurance companies are supervised by the Czech National Bank (ČNB): it maintains a register of licensed insurers and monitors the rules for selling policies. Before entering into a contract with a little-known company, it is advisable to check whether it appears in this register. International Law Firm "Zahist" helps clients carry out such a check and assess the policy terms before signing.
02 How do povinné ručení and havarijní pojištění differ after the 2024 changes?
Povinné ručení is compulsory third-party motor liability insurance (MTPL): it covers damage to third parties; under Act No. 30/2024 Sb., from 2024 the minimum limits increased to CZK 50 million for bodily injury and CZK 50 million for property damage. Havarijní pojištění is voluntary comprehensive (casco) insurance: it protects your vehicle in the event of an accident, theft, and damage not caused by third parties. Specialists at International Law Firm "Zahist" explain which coverage package is actually needed in your situation.
03 Can Ukrainians with dočasná ochrana (temporary protection) status take out insurance in the Czech Republic?
Temporary protection status normally does not prevent taking out most types of insurance, but some companies may request additional documents or a longer period of legal residence—especially for life insurance for a large sum. The insurer is entitled to take into account income stability and residence plans. International Law Firm "Zahist" advises which companies are more accommodating toward temporary status and which documents to prepare in advance.
04 What does property and household contents insurance in the Czech Republic usually not cover?
A standard policy almost always excludes wear and tear of structures due to the age of the building and damage caused by lack of repair or neglect of maintenance. Flood, landslide, and a number of other risks often come as a separate option for an extra premium, especially in areas of elevated flood risk. Before signing the contract, International Law Firm "Zahist" recommends clarifying the list of exclusions directly rather than relying only on the package description on the website.
05 Where should you start when choosing property, motor, or business insurance in the Czech Republic?
First define the object of protection (home, car, family, business) and the loss scenario with the greatest financial consequences, then compare several offers on the same set of terms, not only on price—exclusions from cover are often more important than a discount. Skipping this step often leads to overpaying for unnecessary options or to gaps in protection. International Law Firm "Zahist", with offices in six countries including the Czech Republic, helps select a policy tailored to the client’s real situation, not to an agent’s first offer.
